Buying a home in Delhi-NCR has always been seen as a profitable investment, but the upcoming Indirapuram Extension township by the Ghaziabad Development Authority (GDA) is set to redefine that promise, combining affordability with luxury in a government-backed project.
According to senior officials, GDA is in the final stages of preparing the layout for the new township, which will be formally announced around Diwali. Spread across nearly 93 hectares (about 230 acres), the project is planned as an upgraded version of the original Indirapuram, featuring wider roads, landscaped parks, underground sewerage, uninterrupted power and water supply, and dedicated commercial hubs.
Strategic Location and Modern Facilities
The Indirapuram Extension project enjoys a prime location near the Delhi-Meerut Expressway and the Eastern Peripheral Expressway, offering seamless connectivity to Delhi, Noida, and Meerut. Officials said the township would not only include residential plots and group housing but also commercial complexes, schools, hospitals, and green belts, designed to create a self-sufficient urban ecosystem.
“Indirapuram set a benchmark for organised development in Ghaziabad. Our goal now is to create a more modern and planned township under Indirapuram Extension, where housing remains within reach of the middle class,” said GDA Vice-Chairperson Atul Vats, who has directed engineering and planning teams to expedite layout preparations.
Project Phases and Land Details
The ambitious township will be developed in three phases. The first phase will cover around 39 hectares of undisputed land, followed by 12 hectares already allotted for construction. The remaining 42 hectares, where certain disputes persist, will be taken up once legal issues are resolved.
Officials indicated that the initial round of plot allocations would be priced to suit the general public, providing a rare opportunity for middle-income families to own homes in the NCR region.
Boost to Employment and Infrastructure
The large-scale development is also expected to generate substantial employment through construction and allied commercial activity. GDA sources said the township would feature state-of-the-art infrastructure, including stormwater management, modern drainage, and a robust internal road network.
Developers Welcome the Move
Real estate developers have hailed the project as a game-changer for Ghaziabad. Amit Modi, Director of County Group, noted that the Trans-Hindon region, where the township is located, already has schools, hospitals, malls, and essential amenities, yet property prices remain far lower than in Gurugram or Noida. “This makes it an ideal destination for homebuyers looking for a blend of affordability and connectivity,” Modi said.
Yash Miglani, Managing Director of Migsun Group, added that with prices in Delhi and Noida climbing steeply, Ghaziabad’s Indirapuram Extension will serve as a “budget-friendly alternative” for end-users and investors alike.
Kushagra Ansal, of Ansal Housing, said the scheme would attract NCR buyers seeking organised residential spaces backed by strong infrastructure. “Ghaziabad will emerge as a major real estate hub once this project takes shape,” he remarked.
Pratik Tiwari, MD of Pratik Group, called the project a “balanced development initiative” that would not only meet housing demand but also boost the city’s infrastructure. “Projects like these inject new vitality into the urban landscape while keeping homes affordable for the public,” he said.
Transforming Ghaziabad’s Real Estate Landscape
According to GDA officials, Indirapuram Extension is envisioned as a greener, better-planned township that reflects the changing aspirations of NCR residents. Once complete, it is expected to reshape Ghaziabad’s real estate market and enhance the city’s standing as a modern, well-connected urban centre.
